Difference between buildability and occupation

Maximum build-ability on rustic land:

Maximum Buildability (Buildability) determines how many square meters of constructed surface area can be built as a percentage of the land, including all floors of the building. Some structural elements are only partially counted. For example, an uncovered patio is counted at 50%.

 

On rustic land, build-ability varies depending on the type of land:

  • Natura 2000 Network and Rustic Land Protected for Landscape Interest (SRP-ARIP): 1%.
  • Other categories of rustic land: 1.5%.

Maximum occupancy on rustic land:

Maximum occupancy (Occupancy) defines how many square meters of impermeable surface can be constructed as a percentage of the land. This includes all areas visible from an aerial perspective that do not form part of the natural environment, such as swimming pools, terraces, and pathways. Some elements are counted at reduced percentages; for instance, an uncovered terrace is counted at only 50%.

 

On rustic land, occupancy varies depending on the type of land:

  • Natura 2000 Network and Rustic Land Protected for Landscape Interest (SRP-ARIP): 1.5%.
  • Other categories of rustic land: 2%.

Maximum volume in Mallorca:

The maximum volume of any building on rustic land in Mallorca cannot exceed 900 m³. Territorial or urban planning may impose stricter restrictions than those mentioned above.

Swimming pool size limits:

The water surface area of swimming pools must not exceed 35 m², and the volume must not exceed 60 m³ (equivalent to a maximum size of 7 x 5 meters with a depth of 1.7 meters). Since the technical room is included in the maximum occupancy, an underground variant is recommended, provided the structure does not protrude more than 50 cm above ground level.
